Property title transfer, end to end.

Eight steps from first conversation to a new title deed and the utilities in your name. You are told where things stand at each one.

  1. You tell us what you're transacting on

    A short conversation - transaction type, property and whether anyone involved is in or outside the UAE. No documents needed yet.
  2. We quote a fixed fee

    One number, agreed before anything starts. You will know what our fee before we open a file.
  3. Title search and due diligence

    We check ownership, encumbrances, blocks/restrictions, mortgages and service-charge standing before you are committed to anything.
  4. Contracts drafted and agreed

    The sale agreement is drafted to reflect what was actually agreed - the single most effective way to avoid a dispute later. We assist you and your brokers in drafting contracts that protects your rights and most importantly, completes your intended transaction.
  5. Developer No Objection Certificate

    We assist in the application and procurement of the concerned facilities manager clearances and/or the developer's NOC, meant to confirm that the property is clear of any violations or outstanding service charges that could prevent the title transfer.
  6. Trustee Office appointment

    Transfers are completed at a DLD Trustee Offices, not the Land Department's main office. They are scattered across the city and open Mondays to Thursdays 8am-5pm, Friday 8am-12 noon. Special appointments can be secured if required.
  7. Signing the Transfer Deed and new title deed

    Upon the applicable fees being settled at the Trustee Office and the signing of the transfer deed, the new title deed is issued normally in less than an hour.
  8. Utilities moved over

    DEWA for water and electricity, cooling and any building registrations are completed or transferred into the new owner's name. Then you are done.

They differ, and it catches people out. Transfers can only be filed inside the Land Department’s window.

Power of Attorney

You do not have to be in Dubai to transfer your property.

An authorisation letter is not enough here. Legally representing someone requires a Power of Attorney, so we draft it, help you notarise it (remotely), and act for you before utility providers, developers and the Dubai Land Department Trustee Offices.

The things everyone asks first.

It is the legal aspect of completing a title transfer of a property, whether residential apartments, villas or plots of land and commercial offices or buildings.

It is a legal document confirming the legal relationship of an agency - between a Principal (Buyer or Seller) to an attorney-in-fact. In Dubai Real Estate transactions, mere authorization letters are not sufficient, a notarized Power of Attorney is required in order to legally represent another person.

Donation is more known as Gifting in Dubai, however it is limited only between relatives of the first degree (spouses, parent-child) and thus proof of relationship is required. Gifting Transfer Fees are charged with only 0.125% of the Property value being gifted as compared to 4% in resale transactions.

The Dubai Land Department and its Trustees are open for Title Transfer applications from Mondays to Thursdays 8AM to 5:00PM and Fridays 8AM to 12NN.

The Dubai Land Department and its Trustees will accept Manager's Cheques (similar to Banker's Drafts), Debit and Credit Cards, and Cash but only limited to AED 10,000 maximum. Local Personal Cheques from UAE Nationals may be accepted.

The Dubai Land Department have appointed Trustee Offices tasked to receive and process applications for Title Transfers (instead of previously having to go to the Dubai Land Department's main office in Deira). The DLD Trustee Offices are scattered across the city.

It is a cheque issued by a UAE based bank, against cleared funds, that are debited from the client's bank account. A secured and guaranteed mode of payment as the bank is using its own funds hence cannot bounce due to insufficient funds and its an account payee only, preventing unauthorized use. It is the Dubai Land Department's preferred mode of payment for sales proceeds and transfer fees.
